Job Description:

Develop your engineering career at JLL! You will work as part of an engineering team at a multi-building JLL managed federal portfolio in downtown Charleston, SC. This is a union position - International Union of Operating Engineers (IUOE Local 465)

Location: Charleston, SC 29401

Type of Employment: Full-time w/JLL + IUOE Local 465 benefits

Schedule: On-site, Monday-Friday 7:30 AM to 3:30 PM with a rotating on-call schedule for after-hour emergencies

Reporting To: Chief Engineer

Compensation: $26.92 an hour

What this job involves:

Leads and performs all duties of engineers and be qualified to plan, schedule, coordinate, and follow-up on assigned tasks associated with preventative maintenance, repairs, tours, service calls, and emergency conditions in multiple facilities. Provide direct leadership to Stationary Engineers and General Maintenance workers.

What your day-to-day will look like:

Supervise the technical operations and maintenance of a building, supervise technical staff, and provide support to other buildings and supervisors as required.

Provides direction and support to maintenance technicians within the facility or portfolio (including performance management, coaching, and development

Communicates regularly with JLL Chief Engineer & Deputy Project Manager and attends scheduled staff meetings/calls

Act as an interface with client and assist Chief Engineer & Deputy Project Manager with tactical planning for the facilities team's goals and objectives

Provide direction/information to vendors, facilities staff and service providers as required ensuring excellent coordination/execution of work within client environment with minimal disruption, as needed

Implements and schedules preventative maintenance standards that are in compliance with JLL and Client guideline

Manages and schedules all projects and reviews for accuracy and quality of work performed by technicians and vendors

Coordinates the scheduling, maintenance, and monitoring of HVAC, water, electric, and other systems to ensure efficient operation with the Client System Owner

Maintains a critical parts inventory and monitors it throughout the year

Assist with researching, analyzing and reporting budget variances. Work with team members to identify and respond to any financial or budgeting related issues

Any and all other duties and tasks assigned.

Physical Work Requirements & Conditions

Must be available for Call-in work and perform other duties as required.

Ability to lift up to 50 lbs.

Comfort using ladders up to 30 feet tall

Ability to frequently climb, bend, kneel, lift and/or drive

Required Experience, Skills, and Abilities:

High School diploma or GED equivalent; trade school education, union training, military service is desirable

Local 465 union member or interest in obtaining membership

Six (6)+ years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipment

Need a strong expertise with MEP especially commercial HVAC

Five (5)+ years of recent leadership experience

EPA Section 608 Universal certification

Must possess or be able to obtain required NATE HVAC certification (or within 90 days of employment)

Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)

Strong Customer Service & Interpersonal skills

Experience using Microsoft Office (Word, Outlook, Excel, Teams)
